What geographical areas do you cover?

We manage a range of properties from modern new apartment blocks through to converted listed buildings.
What sort of freehold properties do you manage?
We manage freehold residential developments where roads and common grounds do not get adopted by local authority.
How much do you charge for block management and are there any upfront costs?
The monthly cost will depend on many factors including the size of your building, number of leaseholders in the building and the level of management required. We able to offer services bespoke to suit induvial client needs.
Are you regulated by any external third party?
We are proud members of the Association of Residential Managing Agents (ARMA), the professional accreditation for managing leasehold properties. This shows a clear commitment to offering the best customer service when managing your property. We are also committed to complying with the RICS Service charge residential management code of practice and are audited against the ARMA-Q requirements.
What financial information is available?
We use specialist block management software that enables ‘real time’ reporting for directors of management companies. Information available includes for cost versus budget, debtors and cash flow. Funds are held in property specific individual client bank accounts.
How do I know whether my leaseholders are paying the right level of service charge?
We offer a free benchmarking service to compare your current service charges against similar sized blocks that we manage to give you an idea of likely savings we could make for you.
Will we be assigned a dedicated Property Manager?
Yes. One of the advantages of using Matthews as your block management agent is that we have a dedicated block management team, and you will be assigned someone within our team who will be your single point of contact.
How often do you carry out inspections?
We carry out regular inspections and we produce a full report after each inspection detailing comprehensive notes and photographs of any work undertaken, including any areas which need addressing.
What is your approach to health and safety / fire safety?
All developments have risk assessments that are monitored. Fire safety equipment is maintained by qualified contractors with appropriates testing and monitoring regimes in place.
How do you maintain all property records?
We have a specialist property management software where we keep a record of all our financial information, risk assessments, inspections, contractor reports and leaseholder / freeholder enquiries.
How do you select and vet your suppliers and contractors?
We have over 30 years’ experience and we work with approved contractors the majority of whom we have worked with us for a long time and we know to be reliable, trustworthy and with extremely high service standards.
