Energy Savings for Communal Areas with Smart LED Lighting Solutions

Energy costs can be a significant part of the annual service charge budget. The introduction of smart LED lighting systems is one way to reduce costs. 

Over the past 18 months, 5 developments within Matthews’ block management portfolio have undergone major lighting upgrades by converting to smart LED systems. The combined expenditure has been approximately  £100,000 and is reducing the annual energy costs by approximately £44,000 per annum across these schemes. 

The projects have covered communal hallways and entrances, as well as underground car parks. It has included changing lighting systems with the introduction of movement sensors to eliminate instances of lights being on 24/7. 

Given the significant investment, Matthews followed the appropriate Section 20 Consultation process to ensure leaseholders are engaged and can offer their thoughts and input about the proposed project(s). Leaseholder engagement is a key part of success of any scheme requiring investment. 

In delivering these projects we have been supported by our supply chain partner Energicity,  a multi award winning supplier and installer of high quality intelligent LED lighting. 

Working with Energicity has enabled us to present payback / life cycle costing calculations to the relevant management companies, justifying the investment. In effect the schemes were ‘spend to save’ initiatives with payback periods ranging from 1 to 3 years. It all made perfect sense and we are now realising the benefits. 

Although savings in energy costs was the initial driver for the change to LED, other cost savings have been delivered with reduced maintenance costs and improved results when undertaking emergency lighting testing to meet compliance requirements. A key benefit has also been improving the health and safety standards within communal areas with improved lighting and reliability. All schemes improved the aesthetics of each development. 

All in all, the investments made have resulted in excellent results and enhanced the relationship we have with management company directors and leaseholders.  

Reducing energy costs not only saves money, it also provides environmental benefits for the future.
